Vertell Partners with Pictet Alternative Advisors on the Acquisition of the Zurich Marriott Hotel
Vertell Asset Management has acquired the landmark Zurich Marriott Hotel as operating partner alongside the Elevation II direct real estate fund and associated capital advised by Pictet Alternative Advisors. The transaction marks Vertell's entry into Zurich's prime urban hospitality market and reinforces our long-held conviction in the fundamentals of Swiss hospitality.
A landmark urban asset
The Zurich Marriott Hotel is a 266-room property occupying a privileged riverfront location, only a short walk from the historic city centre and the main train station. Operated by Marriott since 1996, the hotel combines long-term brand stability with a very strong operational track record, and it will continue to be operated by Marriott.
The asset offers the most extensive conference facilities of any five-star city-centre hotel in Zurich, with one of downtown Zurich's largest dedicated meetings and events platforms spanning 2,100 sqm. Its public spaces and food & beverage outlets have already been comprehensively refurbished, and the hotel is midway through a guestroom renovation programme that the Fund, as owner, will complete to keep the property in line with evolving five-star standards.

Zurich sits at the centre of one of Europe's most resilient hospitality markets. Tourism in the city has surpassed pre-Covid levels, while city-centre hotel supply has expanded by only 0.5% over the past decade. That structural imbalance between rising demand and constrained supply contributed to year-on-year growth above 10% in 2025 in revenue per available room across the city's luxury and upper-upscale segment.
